Yes, I assist with both residential and commercial real estate. RENTAL
What’s the difference between engaging an agent vs searching on my own?

Searching on your own can work, but it often comes with uncertainty — especially when it comes to evaluating the true condition of a unit or dealing with landlord expectations. For example, some listings may look great online but turn out to have mismatched or worn furnishings, or landlords may not be upfront about what's included.

As your agent, I act in your interest — not the landlord’s. I help you shortlist quality units, ask the right questions during viewings, and ensure that everything from furnishings to tenancy terms is clearly understood and fairly agreed upon. Having someone experienced on your side not only saves time, but also helps you avoid stress and surprises down the line.

RENTAL
Do I need to pay a fee if I engage you to help me find a rental property in Singapore?

No, in most cases, you don’t need to pay anything.
For rental properties above a certain price point, I’m typically able to receive my fee from the landlord’s agent through a co-broke arrangement. This means you get full support throughout your search — from shortlisting and viewings to negotiation and paperwork — without any direct cost to you.

If a landlord does not offer co-broke commission (rare), I’ll always clarify this upfront before proceeding.

Can I only buy Singapore properties through you?

Not at all. While I’m based in Singapore, I also support clients exploring overseas property purchases — especially in Japan. With my language skills, cultural understanding, and personal network, I can help you navigate the process with greater clarity and confidence. Whether you're looking for a home or an investment, I’ll make sure you have the right guidance every step of the way.

BUY
Do I need to pay agent commission if I’m buying a property?

If you're buying a private property, you usually don’t need to pay any agent commission. For new launch projects, the developer typically covers the agent fee. Even for resale properties, many arrangements allow you to be represented without incurring extra cost — and I’ll always let you know upfront if any fees apply.

If you're buying an HDB flat, then yes, it's standard practice for you to pay a commission to your agent for their services. Either way, I’ll make sure everything is transparent from the start, so you can move forward with clarity and peace of mind.

SELL
How much commission do I need to pay you if I’m selling my property?

My commission will be discussed based on the property type, marketing approach, and level of service you need. It typically falls within the 2% to 4% range, depending on the complexity of the sale. I’ll always be upfront and transparent about the fee before we start — so there are no surprises, and you can be confident in the value you’re getting.
